Yes, Wake Forest University offers a variety of fully furnished housing options for Graduate and Professional Students within a five (5) minute walk of the campus. Our houses range in size from two bedrooms to ten bedrooms. We offer both gender inclusive and same gender housing options.
Leased individually, each bedroom is single occupancy. Bedrooms with private bathrooms are limited and are rented on a first come first served basis.
Residents must be Graduate or Professional Students of Wake Forest University or its affiliated programs.
Our standard lease is either 11 or 12 months in length. Shorter lease terms are available during the spring semester only.
Yes, your monthly rent includes all utilities: electricity, gas, water and sewer, and internet.

Yes, free off-street parking is available at each of our properties.
(NOTE: Parking on campus requires that students register their vehicle with WFU’s Parking & Transportation Services).
The University’s shuttle system provides free transportation to campus and many locations throughout the city.

For safety reasons, e-scooters and e-bikes and similar transportation are prohibited from being stored indoors.
Standard bicycles are prohibited from being stored in common areas or stairwells; however, they may be stored in a resident’s individual room.
Outdoor bike racks are not provided.
No, pets are not permitted in university owned housing.
Therapy/Service/Emotional Support Animals must be pre-approved and registered at least 30 days in advance.

Yes. WFU offers two-bedroom, two bathroom fully furnished condominiums on campus that are available for rent for Graduate and Professional Students with families. Leases are for 12 months and begin on either June 5th or July 5th. Inventory is limited.

Our properties fill up quickly. Once you have been admitted and you have accepted an offer to attend WFU, we recommend that you apply as soon as possible using our online application at Rental Application – Wake Forest Properties.
Please note that applications must be accompanied by payment of a security deposit of $500 and an administrative fee of $200 to be accepted for review.
Incoming students may request a roommate on their housing application. We endeavor to honor roommate requests based upon space availability; however, we cannot guarantee that all such requests will be honored.
Students who do not indicate a roommate preference will be matched using information provided on their housing application.

Our rental rates and fees are updated every October.
Subject to availability, your room will be reserved upon receipt of your Security Deposit and Administrative Fee. Your Security Deposit and Administrative Fee may be made together, in one payment; however, please be sure to keep these payments separate from any tuition payments.

NOTE: IF WE ARE UNABLE TO RESERVE A ROOM FOR YOU DUE TO LACK OF AVAILABILITY, YOU WILL AUTOMATICALLY BE PLACED ON OUR WAITLIST. A Security Deposit is a payment made by you to WFU that may be used by WFU if you do not fulfill certain obligations under the lease, such as payment of rent and/or for damages to the premises beyond normal wear and tear.
At the end of your lease, we will inspect the condition of your unit. The cost of damages beyond normal wear and tear, if any, will be deducted from your Security Deposit. Any balance remaining on deposit will be returned to you within 30 days of your lease termination. You will be responsible for the cost of any damage and/or other tenant obligations that exceed the remaining balance of your Security Deposit.
I have applied and now I’m wondering…
Your lease will be emailed to you for your electronic signature. You will have seven (7) calendar days to sign and return your lease. Any lease not returned within seven (7) calendar days is subject to cancellation of room assignment.
Your assigned room number and house address will be specified in the lease agreement.
When you receive your lease to sign, you will also receive directions as to when and where to pick up your keys.
We do not accept or store packages on behalf of current or future residents.
Residents may not move into their assigned houses prior to the commencement date stated on the lease.
After all students who will be residing in the same house have signed their lease, we will send you an email listing the names and email addresses of your housemates. Contact information cannot be given out before all leases have been signed.
While we make every effort to place students in their preferred location, we cannot guarantee such assignments will happen. If you are offered a room assignment and you decide to decline it (*) you will have the option to be placed on our waitlist. If alternative housing becomes available, students on the waitlist will be contacted in the order placed.
(*) The $200 Administrative Fee is only refundable if we are unable to offer you a room.
Your housing application will remain active until the semester begins. Applications do not roll over from semester to semester.
Yes, you must notify Hope Jordan by email at jordanha@wfu.edu as soon as you decide not to attend WFU and your security deposit will be refunded within 30 days of that notification.

Within 48 hours of moving-in, complete the Room Condition Report and email it to Hope Jordan at jordanha@wfu.edu.
You may terminate your lease; HOWEVER, you remain responsible for all financial lease obligations through the remainder of the lease term (as identified in the lease agreement). Should you terminate your lease and we subsequently rent your former room to an eligible student during the same term, you will be released from paying rent from the date of the new lease, and subject to a $500 termination fee.
A resident whose eligible status terminates (whether due to withdrawal, non-enrollment, or other circumstance that prevents either commencement or continuation of their lease) is not permitted to reside at the property; however, the non-eligible resident will continue to remain responsible for all financial lease obligations through the remainder of the lease term (as identified in the lease agreement).
(EXCEPTION: A RESIDENT WHO PROVIDES LANDLORD TIMELY WRITTEN NOTICE OF A CHANGE IN ELIGIBILITY, PROVIDED THAT SUCH CHANGE IN ELIGIBILITY AND WRITTEN NOTICE OCCUR NO LESS THAN 45 DAYS PRIOR TO THE START OF THE LEASE TERM, MAY TERMINATE THEIR LEASE SUBJECT TO FORFEITURE OF THEIR ADMINISTRATIVE FEE AND PAYMENT OF A $500 TERMINATION FEE.)
Yes, you may remain in your room during the entire term of your lease regardless of whether the campus is closed.

Should conflicts arise, we encourage residents to communicate with each other and/or Hope Jordan to attempt to resolve such conflicts. Subject to availability and payment of a $200 transfer fee, residents are permitted to relocate to a different house.
You will need to move-out by 11:59pm on the termination date of your lease.
No, rent will not be prorated.
At the beginning of spring semester, we will send you a renewal notice. You will have 30 days to determine whether you wish to renew your lease for another year.
